Role Summary :- The incumbent will be responsible for driving closures and revenue realization by converting qualified leads into confirmed bookings. This is a hardcore closing role, requiring strong negotiation capability, deal structuring skills, and deep understanding of real estate transactions, pricing, and customer psychology.- The role is not limited to walk-ins and site sales but involves strategic engagement with HNIs, channel partners, corporates, and referral networks to maximize conversions.Key Responsibilities :1. Sales Closure & Revenue Delivery :- Drive end-to-end sales closures for assigned projects across:- Direct walk-ins- Channel Partners- Corporate / Institutional leads- HNI & referral clients- Own the final negotiation and closure of deals including pricing, payment plans, offers, and customization requests.- Ensure achievement of monthly, quarterly, and annual revenue targets with a strong focus on conversion ratios.2. Lead Conversion & Funnel Management :- Work closely with CRM and pre-sales teams to convert qualified leads into bookings.- Track and improve lead-to-site visit, site visit-to-booking, and booking-to-registration ratios.- Identify drop-offs in the sales funnel and recommend corrective actions.3. Pricing, Negotiation & Deal Structuring :- Handle price negotiations, discounts, payment plan structuring, and approvals in coordination with Sales Head and Finance.- Ensure deals are closed within approved pricing and margin frameworks.- Provide real-time market feedback on pricing competitiveness and buyer objections.4. Channel Partner & Relationship Management :- Engage with key Channel Partners to drive focused closures.- Support CPs during final client negotiations and booking stages.- Build strong relationships with HNIs, corporate clients, and repeat investors.5. Customer Experience & Transaction Management :Ensure a seamless customer journey from site visit to booking, agreement, and registration.Coordinate with Legal, CRM, Finance, and Engineering teams for:- Documentation- Agreement execution- Payment milestones- Possession-related commitments- Ensure full RERA compliance and transaction accuracy.6. Market Intelligence & Sales Strategy Support :Conduct regular competitor analysis (pricing, inventory, schemes, absorption).Share structured feedback on:- Customer objections- Market demand trends- Product gaps- Support Sales Head in refining sales strategy and closure tactics.
